A Queensland body corporate is required to insure the common property and, for most scheme types, the buildings, and to hold public liability cover. What the body corporate insures and what a lot owner must insure themselves depends on the scheme type, and owners regularly assume they are covered when they are not.

Questions

Insurance: common questions

Does the scheme insurance cover the contents of my lot?+
No. Scheme insurance covers the building and common property. Your own contents, and in many cases your fixtures and improvements, are yours to insure. If you are unsure where the line falls in your building, ask us before you need to claim.
How often should the building be revalued?+
Regularly enough that the sum insured still reflects what it would cost to rebuild. Construction costs have moved sharply, and a valuation that felt generous a few years ago may now leave the scheme underinsured.
Who lodges a claim?+
We do, on behalf of the scheme, for anything affecting common property. Tell your manager as soon as the damage occurs, and take photographs if it is safe to do so.
